Southgate Permits provides permit expediting, filing, and administrative coordination services in Miami-Dade and Broward County, Florida.
We are not engineers, architects, attorneys, or licensed contractors. We do not perform construction work, prepare or seal drawings, or provide legal advice. Nothing on this site is legal advice or an engineering opinion.
Permit fees, review timelines, comment content, inspection scheduling, and approval decisions are determined by the governing jurisdiction. We cannot guarantee that a permit will be issued, that it will be issued by any particular date, or what it will cost in jurisdiction fees.
Timeframes described on this site are typical ranges drawn from published jurisdiction guidance and our own experience. They are estimates, not commitments.
We work to keep jurisdictional information, program thresholds, portal links, and regulatory descriptions on this site current and accurate, and we cite primary sources where we can. Rules change, portals move, and local enforcement agencies exercise discretion.

You are responsible for the accuracy and completeness of what you give us, including property information, scope descriptions, drawings, license and insurance documentation, and signatures. We rely on it.
You are responsible for maintaining any contractor license and insurance required by the jurisdictions you file in, and for the legality of the work itself.
We quote flat fees in writing before filing. Our fee covers our work. Jurisdiction permit fees, engineering, architecture, surveys, notary and recording costs, and after-the-fact penalties are separate and are not marked up by us.
Comments and resubmittals on a file we filed are included in the quoted fee. A change to your project scope is not, and will be re-quoted before we proceed.
If we have not begun work on a matter you have paid for, you get a full refund. If work is underway, we refund the portion not yet performed. Assessment and research fees are earned when the assessment or research is delivered, including when the honest finding is that a project cannot proceed as hoped.
To the maximum extent permitted by Florida law, our aggregate liability arising out of or relating to our services is limited to the fees you paid us for the matter giving rise to the claim.
We are not liable for indirect, incidental, consequential, or punitive damages, including lost profits, delayed closings, or lost rent.
Either of us may end an engagement at any time in writing. You pay for work performed through that date. We will hand over the file and tell you where things stand.
These terms are governed by the laws of the State of Florida. Venue for any dispute is Miami-Dade County, Florida.
