02Sequence of work

How it actually goes

01

Identify

We confirm the folio and the correct jurisdiction, which is not always obvious in Miami-Dade where city and county boundaries are irregular.

02

Search

Permit records, code enforcement, and certificate records pulled together.

03

Cross-check

We compare permitted square footage and improvements against the property appraiser record and flag discrepancies that suggest unpermitted work.

04

Report

A written report that says what it means, so you can act on it.

05

Next steps

If the report turns up problems, we quote fixing them. If it is clean, we say so and you move on.

03Questions we get

Straight answers

Is this the same as the title company's permit search?

Related but not the same. Title searches typically flag open permits. We go further, cross-checking what is physically there against what was ever permitted, which is how unpermitted work gets found before it becomes your problem.

How fast can you turn one around?

Standard is 3 to 5 business days. Rush at 24 to 48 hours is available and is worth it when you are inside an inspection period.

Do you do these for realtors in volume?

Yes. If you list regularly in Miami-Dade or Broward, a standing account means faster turnaround and lower per-property cost, and it keeps deals from dying at the closing table.
