Before anything is filed we verify the zoning permits your use and flag parking, grease, venting, occupancy, and egress issues. This is the step that saves entire leases.

Multi-discipline reviews generate comments. We coordinate your architect and engineers so responses go back complete instead of in pieces.

Permit in hand, construction starts.

We carry it through to certificate of occupancy and certificate of use so you can legally open the doors.

Straight answers

We are signing a lease next week. Should we talk first?

Yes, and this is the highest-value call you can make. We regularly find that a space cannot support the intended use without changes the tenant assumed were already handled. Finding that out before signing is worth many times our fee.

Do you handle restaurants?

Yes. Food service is the most involved commercial path in South Florida because it adds health department, grease interceptor, hood and fire suppression, and often DERM. Budget more time than you think.

Can you work directly with our architect?

That is how it usually goes best. We become the single point of contact between your design team, your contractor, and the jurisdiction.
