What is the difference between recertification and a milestone inspection?

Building recertification is a long-standing local program run by Miami-Dade and Broward for buildings at a certain age. The milestone inspection is a separate Florida statewide requirement created after the Surfside collapse that applies to condominium and cooperative buildings of three stories or more. Some buildings owe both, on different schedules. We confirm which apply to yours rather than assuming.

We got a notice and ignored it. How bad is it?

Not great, but recoverable in most cases. The escalation path generally runs from notice, to fines, to a referral to the unsafe structures process. The earlier you re-engage the more options exist. Call us before it goes to a hearing.

Do you do the engineering?

No. Recertification reports must be prepared and sealed by a Florida licensed engineer or architect. We are not engineers and we do not pretend to be. We coordinate the process and handle the filing and follow-through.
