An address or folio and one sentence about the project. That is genuinely enough to start. You do not need drawings, a contractor, or a plan yet.

  • We confirm which jurisdiction the property is actually in, using the folio rather than the mailing address
  • We identify which permits the scope triggers, including sub-permits people forget
  • We flag anything that will be a problem before you spend money on it

We check it, free

This is the part other people charge for. We look at what you sent, check the record where it matters, and come back with what it actually needs.

  • Permit history pulled where the job calls for it
  • Which reviews the file will route through, including DERM if it applies
  • An honest read on whether this is straightforward or complicated

You get a flat quote

A written scope and one number. You approve it before anything is filed. No hourly meter, no scope creep invoice at the end.

We are not engineers or architects

Sealed drawings, structural letters, and recertification reports have to come from a licensed Florida professional. We coordinate them and we do not mark them up.

We are not attorneys

If your situation involves a genuine legal dispute, a lien foreclosure, or a board appeal, that is attorney work and we will say so rather than bill you to find out.

We are not contractors

We do not perform construction, and we do not subcontract it. We handle the paperwork side.

We do not guarantee outcomes

Approval decisions, review timelines, and fees belong to the jurisdiction. Anyone promising a specific approval date is selling you something they cannot deliver.
