Southgate Permits is two people covering Miami-Dade and Broward. The person who quotes your job is the person who runs it, and that is not going to change as we grow.

01Why this exists

The gap we saw

South Florida permitting is not hard because the rules are complicated. It is hard because there are dozens of separate jurisdictions, each with its own portal, its own local amendments, and its own unwritten preferences, and because almost nobody tells you which one you are actually in until you have already filed in the wrong place.

The people who suffer most from this are the ones with the least leverage: a homeowner trying to close a permit from 2004, a seller three weeks from closing, a small contractor whose crew is idle, a condo board that just got a letter with a date on it.

Large expediting firms are built for large developers. Their pricing and their attention both reflect that. We built Southgate for everyone else.

02How we operate

Flat, not hourly

An hourly meter pays us more when a file drags. We do not want that incentive sitting between us and you. You get one number before we file.

We tell you when you don't need us

On small permits our fee can be a large share of the total. When filing it yourself makes more sense, we say so and show you how. Our free record-search guide exists for exactly this reason.

We tell you when it can't be saved

Some unpermitted work has to come out. Hearing that early costs you a small assessment fee. Hearing it late from an inspector costs a great deal more.

English and Spanish

Most of the property owners we work with in Hialeah, Sweetwater, and west Miami-Dade prefer Spanish. That is not a checkbox on our site, it is how we actually work.

We stay in our lane

We are not engineers, architects, attorneys, or contractors. When you need one of those instead of us, we will tell you, and we will usually know who to send you to.

We answer

You will not be routed through an account manager who has never seen your file. There are two of us. We pick up.

03Credentials & compliance

Where we stand

Our City of Miami permit expediter registration is in process. The City requires expediters to register before initiating a project within its jurisdiction and to hold a valid Business Tax Receipt, under City of Miami Ordinance 14279. We will not take City of Miami filing work until that registration is complete, and we would rather say that plainly than let you find out later.

Permit expediting is not a state-licensed profession in Florida, which means anyone can claim it. Some jurisdictions, including the City of Miami, impose their own registration requirements on top. We meet the requirements of every jurisdiction we file in, and we will tell you which ones those are for your project.
